Roof terraces in Utrecht face a distinct set of conditions: sustained wind, rapid temperature swings, strict load limits, and — for apartment buildings — VvE approval requirements. Our terrace designs account for each of these from the first sketch.

What is included

  • Scaled layout with furniture and container positions
  • Estimated weight calculations for planters and paving
  • Windbreak strategy — planting, screens, or fixed elements
  • Container specification with drainage and insulation notes
  • Plant list suited to exposed, fast-draining conditions
  • Two revision rounds

Structural considerations

We work within the load limits provided by your building manager or structural report. Where limits are tight, we specify lightweight containers, composite decking tiles, and concentrated planting in fewer, larger planters rather than spreading weight across many small pots.

Planting for exposed terraces

Ornamental grasses — stipa, calamagrostis, pennisetum — provide movement without brittle branches. Lavender, thyme, and sedum handle dry spells. For partial shelter, we specify climbers on trellis panels that double as wind filters.

VvE coordination

Many Utrecht apartment associations require drawings before approving terrace modifications. We provide documentation suitable for VvE submission, including material specifications and fixed vs. movable element distinctions.

Ideal for

Apartment roof terraces, penthouse balconies, and commercial rooftop seating areas within our service region.

Timeline

Three to five weeks, depending on VvE documentation requirements.
